How to Clean Commercial HVAC Coils

How to Clean Commercial HVAC Coils

Deciding to invest in a preventive maintenance program for your HVAC system is one of the smartest ways to keep your repair and daily operation costs to a minimum. All climate control solutions, regardless of their initial price, will require some kind of routine upkeep. It isn’t realistic to install a new HVAC system and expect it to be economical and functional without touching it for the next few decades. Although some people believe that they can push off maintaining their systems for a while, it’s only a matter of time until they eventually succumb to damage. Therefore, the accumulation of inefficiencies within your HVAC unit and its inevitable failures will eat into your savings account. This can all be avoided by scheduling regular, professional maintenance and cleaning your commercial HVAC coils.

The Purpose of HVAC Coils

Every HVAC system contains two coils: a condenser coil and an evaporator coil. The evaporator coil will remove heat from the air before it’s cooled, and it will then disperse it throughout your commercial structure. As your system’s compressor pulls a refrigerant through the evaporator coil, warm air will travel through the coil while the refrigerant absorbs the air’s heat and quickly cools it. This newly-chilled air is then transferred back into your indoor space.

The condenser coils then finish the process by releasing the absorbed heat outside. However, since these coils are outdoors, they are exposed to a wide variety of elements such as debris and dirt that can prevent your coils from doing their job efficiently. Therefore, cleaning them on a regular basis is essential to have your HVAC system operating at its best.

Cleaning Commercial HVAC Coils

Keeping condenser coils and evaporator coils clean in a commercial HVAC unit is not always straightforward and is best done by a professional. Although some people attempt to pressure wash their coils, it’s sometimes typical that this backfires by forcing dirt and grime deeper into the system when done DIY-style, resulting in further damage that may require extensive repairs. Although it is possible to pressure wash commercial HVAC coils, specialized tools and time-honed techniques are required to make sure that the process goes according to plan. A professional HVAC coil cleaning technician will have the specialized solvents, washers, air compressors, and other tools needed to get the work done right the first time.

The Dangers of Neglecting Commercial HVAC Coil Maintenance

The risks of not cleaning your commercial HVAC coils include, but are not limited to:

  • increased emissions
  • costly repairs
  • poor air quality
